Meeting the challenge of building energy use and CO2 emissions

Commercial buildings consume 35 percent of the electricity generated in the U.S. They send 826 million metric tons of carbon dioxide into the troposphere. That volume is 16 percent of all U.S. CO2 emissions. It’s expected to grow 1.8% by 2030.[1]

The Empire State Building is the tallest LEED-certified building in the U.S. Its energy costs were reduced $2.4 million in 2011, the year it earned LEED Gold.[3]

The trend is not inevitable. Best practices in the construction, renovation, commissioning, and certification of better buildings can reduce the weight of a carbon footprint. Those better buildings, sometimes called green buildings, are the result of projects that are good for business as well as good for the planet:

    • The project plans incorporate sustainable materials
    • Construction, and construction waste management, is done with knowledge and attention to environmental impact
    • Energy use is minimized by strategic sourcing, equipment choices, configuration, operation, and maintenance. As utility bills are reduced, the environment is further protected through these choices:
      • Energy-efficient lighting systems
      • Energy-efficient HVAC systems
      • Low-flow water fixtures

Where green buildings are found

Buildings of all types and purposes can be energy-efficient, cost-saving, and healthier places to work or visit. They are seen in substantial numbers, nationwide.[2]

Better building projects and existing buildings can earn certifications for their sustainable design, energy efficiency, solid waste management, workplace wellness, and more features and functions which benefit the balance sheet as well as the environment. The U.S. Green Building Council awards many categories and levels of certification through its Leadership in Energy and Environmental Design (LEED) programs.

LEED certification is globally recognized. Projects in 160 countries and territories have pursued healthy, efficient, cost-saving buildings through its assessment framework. Over 15 billion square feet have been registered. That includes 124,212 projects in the U.S.

An OPTIMIZED Assessment

Certified Sustainability Consultants on a facility assessment team can discover ways to lower energy costs. Their understanding of HVAC equipment suitability and condition along with the specifics of LED lighting retrofits can provide offsets for needed investments in upgrades and replacements.

Knowledge of water systems can bring further savings while averting water waste. It can all be part of an assessment which might otherwise overlook water fixtures and irrigation schedules.

How should a facility be ASSESSED?

A thorough facility assessment finds the issues - on the surface or below - which have a potential negative impact on the building. That brings the facility to meet building codes. Beyond that, the assessment proactively addresses the deficiencies not covered by code.

The occupants of a building benefit as the assessment reveals conditions having a potential impact on their health or safety. The assessment must not overlook those conditions, nor fail to consider the frequency and duration of occupant visits.
